These terms govern your use of Room Rent Market at roomrentmarket.com. By creating an account or listing a property you agree to them. If you do not agree, do not use the site.
1. What this platform is
Room Rent Market is a notice board and media platform. Owners and dealers publish rooms, PGs, flats, commercial space and land. Seekers search, save, message, request a visit and — after phone verification — unlock advertiser contact. We are not a broker, not a landlord, not a real-estate agent, and not a party to any rent, sale, lease or brokerage agreement.
We display information supplied by the advertiser, including photos, rent or sale price, map pin, amenities, “available for”, custom fields, and any RERA or approval notes they type in. We do not inspect every property. We do not certify title, occupancy, RERA registration, society rules, or that a person is the legal owner. A “phone verified” badge only means that mobile number completed an SMS OTP on this website.
Kindly authenticate listing details independently — visit in person, check papers, and (where it applies) the state RERA website — before you pay, sign, or transfer any money. We do not collect rent, deposit, token or brokerage. Any payment you make is between you and the other person, outside this website. Read our safety notes before you pay anyone.
2. Eligibility
You must be 18 or older and able to contract under Indian law. You are responsible for the mobile number and email on your account.
3. Accounts
- Sign in with phone OTP, Google, or email.
- Keep OTPs and passwords private. We will never ask for your UPI PIN.
- One person should not create bulk fake accounts to spam owners or seekers.
- We may suspend accounts that look automated, abusive or fraudulent.
4. Listings
- You must own the property or be allowed to advertise it.
- Rent, photos, address, map pin, RERA or approval notes and custom fields must be true to the best of your knowledge. Do not use stolen photos.
- By publishing, you consent to Room Rent Market displaying those details as a media platform. You remain responsible for what you submit.
- Drafts stay private until you publish.
- When a room is taken, mark it as booked so seekers can see it is not available. You may mark it available again if the stay falls through.
- You may edit or delete your own listing. Deleting removes it from search.
5. Messages, visits and contact
- “Book visit” is a request, not a confirmed booking or a lease.
- Owners may accept or decline a visit from Notifications or Activity.
- Owner phone is hidden until the seeker verifies their own number. Unlocking contact notifies the owner. We cap daily unlocks to reduce scraping.
- Do not use the inbox for threats, spam, or sharing others’ private data.
6. Your content
You keep rights in your photos and text. You give us a licence to host, display and crop them so the listing can appear in search, maps and city pages. You confirm you have the right to grant that licence.
7. Prohibited use
- Fake listings, bait rent, or asking for money before a visit.
- Harvesting phone numbers or running scrapers against the site.
- Illegal activity, hate, or content that is not allowed under Indian law.
- Impersonating another owner or using someone else’s verified phone.
8. RERA
The Real Estate (Regulation and Development) Act, 2016 is a central law. Each state and Union Territory runs its own RERA authority and portal. Project registration (typically where land exceeds 500 sq. m or there are more than 8 apartments, unless a state is stricter) is the promoter’s duty before they advertise a plot, apartment or building for sale. Ordinary rent / PG / leave-and-licence is generally outside that project-registration rule. Room Rent Market is a media platform, not a promoter and not a registered real-estate agent. We display the RERA number or exemption the advertiser types, and we show the official portal for the state of the listing. We do not certify that number. You must verify it on the state portal and, for cross-state search, on the national directory at rera.mohua.gov.in. Listings in Ranchi / Jharkhand use Jharkhand RERA (jharera.jharkhand.gov.in). A listing in another state must use that state’s portal.
Advertisers of buy/sell/plot listings must either print a RERA registration number or declare why the listing is not a RERA project (for example individual resale, agricultural land, or below threshold). False declarations may lead to the listing being removed.
9. Safety and independent verification
Meet in person before you pay. Keep chats on the platform when you can. Never share OTPs, UPI PINs, Aadhaar or bank details in chat. Never pay a token or deposit to “block” a listing before a visit. We may take down listings or accounts that look like scams, but we cannot inspect every property and we do not guarantee that any advertiser is genuine. You use the site at your own judgement.
10. Availability
Maps, SMS OTP and image upload depend on third-party services. They can fail or rate-limit. We do not guarantee that a listing stays online or that an owner will reply.
11. Liability
To the extent Indian law allows, Room Rent Market is not liable for disputes between owners and seekers, unpaid rent, property condition, title defects, RERA status, fraud by a user, or money sent outside the app. Information on listings is user-generated. Our total liability for a claim about the website itself is limited to ₹1,000.
12. Changes and termination
We may update these terms on this page. We may remove content or close accounts that break them. You may stop using the site and ask us to delete your account.
13. Law
These terms follow the laws of India. Courts in Ranchi, Jharkhand have exclusive jurisdiction. Privacy details are in the Privacy Policy.
